Committed to a brighter future for children, neighbors and communities.

We consider a healthy neighborhood to be one that is safe, clean, and diverse; one in which it makes economic sense for people to invest and one where neighbors manage change successfully.

Renaissance at Sanger Heights: Building Community from the Ground Up

An aerial bird’s-eye rendering of a modern mixed-income pocket neighborhood in Waco, Texas. The development features a cluster of approximately 20 charming, single-family homes with diverse architectural styles and varied siding colors, including sage green, terracotta, and slate blue. The houses are arranged around a central shared driveway and pedestrian-friendly green spaces, including a small pond and a community park with a playground. The neighborhood is bordered by paved city streets with parked cars, emphasizing a walkable, community-focused residential design.

We’re excited to share a major milestone in the journey of the Renaissance at Sanger Heights. After months of collaboration, planning, and care, we are moving into the next phase of this transformative project. With the site development engineering now complete—thanks to the outstanding work of Walker Partners Engineering—we are officially putting the infrastructure work out for bid and preparing to move from planning to action.

If you visit the site today, you may only see open land. But what’s coming next represents far more than construction. In the months ahead, crews will begin shaping this space into a new, community-focused neighborhood by creating buildable lots and installing the essential infrastructure that makes homes possible. This includes water and sewer lines, electrical conduits, transformers, wiring, and alley access—all critical elements that lay the foundation for safe, livable, and lasting homes.

While this phase may not be the most visually exciting, it is one of the most important. This is where vision becomes reality. It is the literal groundwork that allows families to achieve stable homeownership and gives neighbors the opportunity to put down roots, build relationships, and invest in their community.

Renaissance at Sanger Heights is a true reflection of why Grassroots does this work. It’s about more than building homes—it’s about creating opportunities, honoring the history of a place that matters, and making room for families to put down roots and thrive. When we invest in things like infrastructure, we’re really investing in people, long-term affordability, and a stronger neighborhood for everyone.

As we prepare for construction, we’re also looking ahead to the ripple effects this project will have—stronger connections between neighbors, increased stability for families, and a renewed sense of pride in a place once filled with memories and now being shaped for the next generation.

We’re anticipating a formal groundbreaking in February and can’t wait to share each step of progress along the way. Thank you for being part of this journey as we work together to build homes, strengthen community, and bring new life to Sanger Heights.
